Ashby Home Sells for $1.975 Million, Lifting June Median to $275,000

ASHBY -- A $1,975,000 transaction at 74 Wright Road headlined a 10-sale recording period in Ashby, with Wright Road alone accounting for three of the month's transfers and the bulk of disclosed dollar volume.

  • MARKET OVERVIEW
  • Ten deeds were recorded in Ashby between May 28 and June 26, 2026, though only six carried disclosed sale prices. The price range among disclosed sales ran from $18,000 to $1,975,000, with a median of $275,000. The $18,000 transaction involved a parcel with no street address listed in the deed record, suggesting it may represent a land-only sale; that figure pulls the low end of the range well below the remaining residential transactions, which clustered between $185,000 and $500,000 before the top sale. Four of the 10 transfers showed no consideration amount, a pattern consistent with trust and estate-related conveyances rather than arm's-length sales.
  • TOP SALES
  • 74 Wright Road topped all transactions at $1,975,000. Judith Asarkos purchased the property from the Patricia M. Simon Revocable Trust on June 5. On the same day and on the same street, Judith Asarkof purchased 61 Wright Road for $350,000 from Wright LLC — the similar buyer name across both transactions is as recorded in the deed data. Simon Holdings LLC sold 14 Wright Road for $500,000 to Ruth Lefrancois and Benjamin Kahare on June 26, making Wright Road the source of three of the period's five disclosed residential sales above $100,000. 705 Richardson Road sold for $200,000 on June 23; Nicholas Raymond Bramhall purchased the property from the estate of Linda Lee Allard and co-seller Corrina Lussier. 940 Turnpike Road transferred for $185,000 on June 2; Brian Melendez Rivera purchased from Javier Pineda Sagrero and William J. Pineda Sr.
  • NEIGHBORHOOD BREAKDOWN
  • Wright Road dominated the period with three recorded transfers totaling $2,825,000 in disclosed consideration — more than all other priced sales combined. The remaining disclosed sales fell in a lower tier: Richardson Road and Turnpike Road both transacted in the $185,000–$200,000 range, and one unaddressed parcel recorded at $18,000. Four transfers on Heywood Road, Whitney Road, Ingerson Road, and West Road carried no disclosed prices, preventing further geographic price analysis for those streets.
  • MARKET NOTES
  • Of the 10 recorded deeds, at least four appear to be trust or estate-related conveyances: 55 Whitney Road (grantor to her own revocable trust), 63 Ingerson Road (grantor to his own revocable trust), 81 West Road (grantors to themselves as trustees), and 165 Heywood Road (grantor added a second party). These transfers are standard estate-planning instruments and carry no disclosed consideration. Stripping those four out, six transactions remain that appear to be potential arm's-length or estate sales — a modest volume for a full calendar month. No square footage data was available, so price-per-square-foot analysis cannot be performed.
